What is Subject 2?

Subject 2 is acquiring real property using the existing mortgage in place. The buyer takes the title or the deed to the mortgaged property but does not have their name on the mortgage. Join us as Roger Paschal, author of the recently published best-selling book “SUBJECT 2 – How to Buy Property with No Credit or Money Down”, will be teaching his Subject 2 technique. Subject 2 is one of the most sought after techniques used by real estate investors. With Roger’s techniques in this class, you can help people when they can no longer afford their property or do not have enough equity to list and sell with a real estate company. At the same time, you can build your wealth and legacy. You can open up a new world in your real estate investing career. Ultimately, you can afford to acquire a property with less equity because there is no down payment and the closing costs are much lower.

Meet your Teacher

Roger D, Paschal

Roger was raised on a 4,000-acre cattle ranch in central Texas where the Chisholm trail crossed the Brazos river. Roger and his brother started an auto parts distribution and manufacturing business out of their garage when he was only 16 years old. The business grew to 5 locations in 4 states and was one of the fastest growing exporters in North Texas in the late 1980s and throughout the 1990s. Roger got his Real Estate Licenses and started investing in Real estate in the early 2000's, after working with building his own portfolio and helping may others build their businesses, Roger was encouraged by his clients to start mentoring and training. Finally in 2018, Roger and his partners started a full service REI company that trains the trainers, with starting up an investment group as well as a full service mentoring program that train others around the world. Roger has continued to Impact the lives of many Investors. He teaches this technique to many REI groups and on a one on one mentoring program to many investors. As a result, he has helped many investors buy thousands of properties throughout the United States. Roger teaches his technique through humor and facts. His primary goals are to help the investor understand each step of the process, teach his students to discover their strengths and make them better investors.

  • What does a Subject 2 Stand for?

    Subject to the existing Mortgage Staying in place - A buyer Converts the Property Deed in their name, the Mortgage stays in the sellers name, but you as the Investor makes all the Mortgage Payments on the Existing Mortgage.

  • What about the Due on Sales Clause in the Mortgage?

    Every Mortgage I have ever seen has this clause - But let me ask you this - does the Bank or Mortgage Company want to Foreclose on a Preforming Note - a course not, they want the note to be preforming.

  • Are Subject 2's common?

    Yes they are done everyday in many Countries, they are very common in the USA, educated Investors build their wealth with this technique

  • Yes but aren't they foreclosed on often?

    Absolutely not, if you worked for a Bank or Mortgage Company and went to your boss and told him or her you were going to foreclose on preforming loans, most bosses and the Banks Investors would not be very happy with that employee.

  • I have a friend of a friend who had his house foreclosed on that was a Subject 2

    I hear this often, it is always a friend of a friend, when it comes down to it, there was another trigger that caused the Foreclosure, not doing it correctly is most common because the investor was not educated.
